Quail Corners – Redevelopment Plan and Re-zoning Request Info

I am writing to confirm that we filed the Rezoning Petition on Monday, August, 23, to provide you with the schedule of events relating to this Rezoning Petition, to make you aware of certain elements of the conditional rezoning plan and to reiterate that we hope to continue to have a dialogue with you and your neighbors about this Rezoning Petition throughout the process.

The schedule of events relating to this Rezoning Petition is as follows:

City Open House Forum: Monday, October 4, 2010 from 5 PM to 6 PM on the 8th floor of the Charlotte-Mecklenburg Government Center located at 600 East Fourth Street. The City Open House Forum is an informal meeting where all of the Petitioners who have filed a Rezoning Petition with a November 15, 2010 Public Hearing sit at tables and answer questions from members of the public regarding their Rezoning Petitions.

Community Meeting: We will hold our Community Meeting regarding this rezoning request in late September or early October at a nearby church. We will follow up with your regarding the date, time and location of the Community Meeting.

Public Hearing: The Public Hearing before City Council and the Zoning Committee will be held on Monday, November 15, 2010 at 6 PM at the Charlotte-Mecklenburg Government Center.

Zoning Committee Work Session: The Zoning Committee Work Session will be held on Wednesday, November 24, 2010 at 4:30 PM at the Charlotte-Mecklenburg Government Center. The Zoning Committee will make a recommendation to City Council as to whether the Rezoning Petition should be approved or denied.

City Council Decision on the Rezoning Petition: City Council will render a decision on this Rezoning Petition on Monday, December 20, 2010 at 6 PM at the Charlotte-Mecklenburg Government Center.

With respect to the conditional rezoning plan, it is the same plan that we shared with you at Rusty’s Deli on August 17. As you may recall, the Quail Corners site is currently zoned Commercial Center (“CC”), and we are seeking to rezone the site to CC Site Plan Amendment. This simply means that the purpose of the rezoning request is to amend the existing conditional rezoning plan for the site to permit, among other things, the construction of additional buildings, an increase in the total square footage of the shopping center to 122,500 square feet, the relocation of the Park Road driveway, the removal of a portion of the berm and additional uses on the site.

Regarding the additional uses, we did want to make you aware that under the conditional rezoning plan that we filed on August 23, a maximum of 1 restaurant with a drive-through window would be permitted on the Quail Corners site. Additionally, the conditional rezoning plan would permit an ABC store and a convenience store with accessory gas to be located on the site. We want to discuss these additional uses with you and your neighbors in more detail during this process and would welcome the opportunity to do so at your earliest convenience. We would be happy to attend your next Board Meeting to discuss this rezoning request if you would like us to do so. We want this to be a collaborative process as much as possible.

Finally, I will obtain a PDF of the conditional rezoning plan that we filed and email it to you.
