Park Crossing/Quail Corners Neighborhood Coalition Position Regarding the Rezoning of Quail Corners Shopping Center

The Crosland Company has recently announced plans to renovate/redevelop the Quail Corners Shopping Center at the corner of Park Road and Sharon Road West. In doing so, Crosland has petitioned to rezone the center to provide for potential retail uses that specifically have been excluded under previous zoning plans, namely fast food/drive-thru restaurants, convenience stores, and automobile service facilities. If the rezoning is granted, these types of businesses and others could change Quail Corners Shopping Center from the neighborhood retail destination and community oasis that favorably has served the surrounding area to a commercial hub that could irreparably impact the residential character of the Park/Quail community. Businesses of these types already operate freely in commercial corridors in close proximity to Quail Corners, making them easily and readily available to the surrounding population.

With sensitivity to the quiet residential character of the surrounding neighborhoods along the Park Road corridor, maintaining the past zoning restrictions for the redevelopment of Quail Corners is paramount. The addition of businesses which previously have not been allowed would add density, congestion, parking, crime and safety concerns to the area of the center and impact the surrounding neighborhoods. The proposed removal of the landscape/berms along Sharon Road West, which have shielded the community from the noise and visual activities of the center, should not be permitted, as this would destroy the residential character of the surrounding area.

The Quail Corners Shopping Center has anchored the surrounding neighborhoods along the residential corridor of Park Road since its inception over 30 years ago. Quail Corners serves a diversity of residential neighborhoods, churches, schools and retirement communities in close proximity, residents of which have appreciated and depended upon the safety and quiet consumer-friendly atmosphere that the shopping center has always provided. We recognize the need for the long overdue renovation of Quail Corners. We would support Crosland’s plans for a center that is redeveloped in an attractive architectural manner consistent with the standards Crosland has set for its other similar centers like Olde Towne and Foxcroft, and which do not contain certain businesses prohibited under current zoning restrictions. Additional retail development of this nature would only irreparably harm the intrinsic residential character of our Park/Quail community.

***Let Your Voice Be Heard By Contacting Your City Councilman

You should know that the rezoning requested will remove restrictions that are now in place that prevent having a restaurant with a drive-thru window; a gas station and/or convenience store; an ABC (liquor store) store and service station/tire store.

Important Dates:

  • Monday, 10/18 at 7:00 p.m. at Forest Hill Church – Crosland held Community Meeting to show and discuss plans for the rezoning.
  • Monday, 11/15 at 6:00 p.m. – City Council Public Hearing – each neighborhood should sign up to speak as well as any concerned citizens.
  • Wednesday, 11/24 – Zoning Committee work session – may attend but not speak.
  • Monday, 12/20 at 6:00 p.m. – City Council votes to make the decision on the zoning at regular weekly meeting.

Please email our City Councilman, Andy Dulin, with your concerns about the rezoning, as well as all other City Council Representatives. They all must vote for or against the rezoning!
